Renting a flat in Gurgaon: what to check before you sign

Renting a flat in Gurgaon looks simple until the second month. The paint that looked fresh starts bubbling. The tap that ran fine at 3pm barely trickles at 8am. The society sends a maintenance bill you didn't know existed. None of this is bad luck — it's information that was there on day one, waiting to be checked.

Here is the checklist we use on every Gurgaon rental inspection, written so you can use as much of it as you can on your own.


Before you even walk in

Know the building's age. Gurgaon's housing splits roughly into three eras: Old Gurgaon (Sectors 4-17), the DLF and rapid-construction boom (roughly 1998-2014), and the newer sectors (80 onwards). Each has its own failure patterns. A 22-year-old DLF Phase 2 flat and a just-handed-over Sector 82 flat need completely different scrutiny.

Check the direction of the external walls. Northwest-facing walls take the most driving rain during the monsoon. If the flat you're seeing has a freshly painted northwest wall, that's worth a second look.


Inside the flat

Damp behind fresh paint. This is the single most common concealed issue in Gurgaon, especially in DLF Phases 1 and 2 and buildings from the 2005-2014 construction wave. Fresh paint on one wall while the rest of the flat is older is the classic tell. Without a moisture meter you're guessing — but you can at least look for bubbling near skirting, discoloured patches on bathroom ceilings, and any wall that has been painted more recently than the others.

Water pressure at peak hours. Many high-rises on Sohna Road and in Sectors 65-83 lose pressure sharply between 7 and 9am. A viewing at noon tells you nothing. Ask the current occupant or the guard directly what mornings are like, and if you can, run the taps hard for a full minute.

Socket earthing. Flats from the rapid-construction era frequently have ungrounded sockets. A cheap socket tester (₹200 online) will tell you in seconds whether earthing is present. Faulty earthing is a genuine safety issue, not a cosmetic one.

Drainage speed. Fill a bathroom floor with water and watch how fast it clears. Slow drainage in April becomes a backed-up drain in July.


The society layer

Gurgaon's condominiums and older sectors carry maintenance and dispute histories that quietly become the tenant's problem. Ask specifically:

  • What is the monthly maintenance, and is it current on this flat?
  • When was the terrace last waterproofed, and by what method?
  • Are there any ongoing disputes over parking, water, or dues?

An evasive answer is itself an answer.


What you're actually committing

Before you find any of the above, you've usually committed a two-month deposit, a month's brokerage, and moving costs — easily ₹1 lakh or more in Gurgaon. That's the number worth protecting.
